We were brought in by our investor client on this project from the very beginning and prior to the work being started. We provided specific input and guidance related to the layout of the home, color scheme, materials selections, all hardware and light fixture choices etc.
This is an old home in the Preston Hollow area of Dallas in a great school district that my investor clients had purchased with the intent for flipping it for profit.
After researching the buyer demographic in the area we determined that although open concept living is a great idea in a loft style home, it would not be ideal for a ranch style home like this one we were working on. So we agreed to open the kitchen to the living room but leave the rest of the foot print of the common areas as is. We also expanded the master suite, added a mud room and also added a garage. When it was all said and done, the home was also professionally staged by our team.
Our engagement on the project from the get go paid off big dividends for our investor clients as this property sold in a week at over asking. It was listed at $799K.
