The listing agent of this condo had advised the seller on all the above. The photographer was sent in and took the pictures for the listing to go live on MLS but it was not enough.
The home did not show the potential it had; it was not professionally staged for sale.
That is when Design by KETI was brought to professionally stage the home for sale. We understand that staging a home for sale is not limited to cleaning, de-cluttering and depersonalizing; it’s about maximizing square footage and it’s about appealing to the needs and the tastes of the target buyers in your neighborhood.
On this home, there were certain challenges we had to overcome:
- In the living room: the sofa was placed against the kitchen island and it made the whole area look smaller than it was; which sent the message to the buyer that this condo is not big enough;
- In the master bedroom: mismatched furniture and wrong furniture placement was the theme, which sent the message to the buyer that this condo is not big enough;
- In the guest bedroom; the single bed alluded to little square footage which sent the message to the buyer that this condo is not big enough;
By addressing the three main challenges listed above and strategically accessorizing the condo throughout we were able to turn it into the main attraction in the area.
Our hard work and targeted staging paid off.
This condo left the competition behind; it listed for sale on Friday, September 6th; it had two offers on Sunday during an open house event and another one on Monday.

I know that staging a house is effective in selling expensive houses, but I did not think it would be worth the cost for a much more ‘average’ home.
Mine had been on the market for more than four months (including summer months) without selling. I wanted to try something new. I talked with my realtor. We could have come down on price, but we were already at or below market (with above average amenities). So we looked at other ideas.
We decided that staging was more likely to make a difference, than the other ideas. So, hesitantly, we called several staging companies to discuss pricing and what needed to be done. I was not convinced it would make a difference. I had sold homes before, but I had never used a staging company.
When I talked to Keti, I felt like she knew what was needed. Her focus was not on doing what made us feel good, but doing what was needed and cost effective to sell the house. Her pricing was consistent with other staging companies and well below the most expensive ones.
I thought she did a great job, (but I thought it looked fine before). As soon as she was done my showings more than doubled. She must have done a good job because a couple of the showing realtors asked for her contact information. About a month later, I had my offer. I am impressed with how well it worked.
I am not saying that it is the best way to sell any house, but it costs less to pay her than the mortgage company. Next time, I am going to call her before I list.
